HAFA (Home Affordable Foreclosure Alternatives)

This US Treasury program took affect this year with Fannie Mae and Freddie Mac agreeing to participate August 1, 2010. Servicers (who you write your check to) particpate in these programs in 89% of cases.

There are specific criteria with 1st being that the home is your primary residance. If you don't qualify for HAFA there is still the traditional short sale for your consideration.

There are several advantages to you if you qualify.

  • Sellers get $3,000 relocation assistance
  • Foreclosure is suspended while elgibility is determined, property is marketed or sale is pending or closed.
  • Sellers are released of liability on 1st and subordinate liens
  • Sellers cannot be required to sign a note or pay additional amounts to satisfy the lien
  • The short sale is pre-approved
  • Purchase agreements are approved or denied within 10 business days. If purchase agreement meets pre-approved terms, it must be approved.
  • If the short sale is not successful, a deed-in-lieu of foreclosure may be possible with the seller receiving $3,000 relocation assistance
